Home half built sitting in the elements for a month

my close date was may 31 here we are may 16 and they now tell me 100 days or more to complete the job. For the last 4 weeks my home sat in the rain and wind.

my walls sat strapped in the mud and elements my poured basement sat water filled for who knows how long.

I questioned ask the builder .com about this and they said the chance of 20% per cent chance of saturation and molding can and probably will occur, this is also in queens park area...stay far away from these people I now have to settle in court my grievance because all they tell me is everything's fine. here are some photos of the job over 4 to 5 weeks, you'll see no changes in wood piles and water standing,in basement.

Landscape Nightmare!

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

The grading performed by Faber Homes has left 2 inches of standing water in our yard and their claim is that they performed the grading so that storm water would run off to areas where it is collected. Well, it is collected in my yard.

After numerous attempts at getting this fix and despite their very own sales rep, site foreman, and landscape contractor saying that this is a problem that needs to be fixed, Faber has done nothing. We also never received the topsoil that we were contractually promised as I watch them dig *** for a basement in out neighborhood and spread that all over our yards. When I approached the crew that was doing it they said, "the landscape contractors do the topsoil." I then called Faber Homes and told them not to spray grass seed until our grading was fixed and we received the topsoil. Two days later they sprayed grass seed over the fill from someones basement.

We can not get anything to grow in most of our yard. When installing a patio that was only dug 6 inches deep, we had to dig up hundreds of rocks from the sizes of softballs to the size of many the size of basketballs and larger for a 10 foot by 12 foot area. This has been a battle for 2 years now and has not been resolved. We have tried everything, from the warranty process to lawyers.

Caution to anyone building a Faber home, keep the money that they will hold in escrow from the grading and the lawn and use it to hire a reputable contractor who will do it right or you will be sorry. Many homes in our small neighborhood have had similar problems with them. One even had a french drain installed be them after the fact to try to deal with the water and Faber just ran it to the street where the water got dumped out and froze on the road creating an unsafe condition. The town even said that was illegal but Faber never came to fix it, the town had to dig it up and run it to a storm sewer the way it is supposed to!

This has been a miserable experience and we have not been able to enjoy our yard or grow grass for 2 years! I will never deal with these crooks again and would urge anyone who is considering them to think twice!

both people above are liars. i have built with Faber and i know for a fact that it is the homeowners sole responsibility to take care of their own lawn once they close on their house.

I also know for a fact that the models that Faber Builds also use the exact same hydroseed that every homeowner gets for their very own lawn. It is also a Fact that when the models are built the salesman in the office are responsible for constantly watering the lot so that the grass can grow properly! If the homeowner is experiencing a problem with their grass not growing, it is the homeowner who is obviously not watering the lawn enough.

YOU have to overwater it constantly for weeks on end to make your grass grow...2 hours a day watering is not sufficient enough for your grass to grown with the hydroseed that is put on your lot before you close....so the person above noticed nothing different they are just trying to spin it off to make it look like Faber gave themselves something better when in FACt that is not true whatsoever...the anonymous poster above had no idead what they were doing and obviously were doing something wrong... what a liar!

Dear Ian & Emily,

We have built many homes in many communities over the past 30 years. All newly seeded yards require time and constant care to fully establish a lawn.

This spring has been much more wet than normal and standing water can be expected. The photos you provided to not fully represent your current yard.

We have thoroughly reviewed all your claims and provided you sufficient information regarding all the items you sent via email. We take all claims very seriously and should you want to further discuss please contact our Warranty Coordinator at (585) 889-****.

Thank you, Faber Homes Warranty Department

While we are quite aware of the care required for a lawn, we do not appreciate the suggestion that we have been negligent in the care for our yard and lawn as we take our home and property very seriously. Yes, those are certainly not pictures of the current state of our lawn but were meant only to show the your grading was insufficient from day 1.

Which is when the complaint originated and that it was never addressed with numerous request made. I will happily post pictures of the current state of or yard which is still full of water, scattered with rocks, and without topsoil so the grass does not grow in many places. We have consistently treated and watered the lawn as well as over seeded and yet the grass refuses to grow in clay. You are welcome to come by and we can walk the property again to see the current state.

That picture of the pile of rocks we dug out was from when the other photos we taken, that pile is now 3 times the size and there are still rocks visible that are not even burried. We are working to get quotes from multiple reputable contractors that all show that topsoil was never applied and the grading is insufficient.

The evidence you suggest was supplied is thin and insufficient, your statement is that the town approved the grading while the property was covered in snow so it was not possible to fully understand how the final grade was represented. The grading was also changed by you in the spring after the CofO was issued and was not reapproved.

I have personally built with Faber and have also spoken with people who live in Queens Park and i know for a fact that these people are not upset whatsoever. I have actually been told and i will quote " my house is amazing and built very well...but I will never admit that to Faber or anyone else" end quote.

this has come from numerous people. DO NOT BELIEVE a word either of the two people who anonymously posted above because it is obvious they have no idea what they are talking about.

Most Likely, they are disgruntled about something that happened and they did not get their way so they are whinging like a baby because they did not get what they want and they are taking it out on Faber who built them a quality home for a great price. Build with Faber you will not regret it!!!

When sitting down to talk they just take you around and around in circles. Things don't get resolved.

While we appreciate your comment, we also would encourage anyone considering building with us to talk with any one of the hundreds of residents from one of our communities. Great experience

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

I'm a little surprised at some of the reviews I've read on here. We could not have been happier with our building experience.

From our sales representative Anthony, to Anna who helped us navigate through the endless design options, to Jim who was the foreman on our build, everyone was wonderful. We started digging in May 2016 and closed in August, as promised. We had endless questions and concerns and every issue was handled and resolved quickly. Building a house is expensive and can be stressful.

If you are looking for an experience that is without problems, setbacks and some compromise and disappointment, then I recommend you never build a house with ANYONE. If however, you are looking to build an affordable and beautiful home, in a great community, then I would recommend Faber to anyone.

We love our house, we love our neighborhood and I can honestly say that we continue to periodically reach out to some of the Faber staff with questions and still, even after closing, are responded to quickly and with professionalism.

We are sorry you feel this way, however we’d like to let you know that all of our homes are priced by size and amenity and the price list is the same for everyone. Faber Homes abides by Federal equal housing opportunity practices, therefore anyone who can qualify and obtain a mortgage is eligible to build a new home.

Faber homeowners in all of our communities have been able to sell their homes within a reasonable amount of time, as resale is predicated on how well you maintain and present your own property. If you have any questions, please feel free to get in touch: Newhomes@fabergroup.com or 585.889.4840.

Covenants and restrictions for The Regency Park Subdivision

A document created and agreed upon with Forest Creek Equity owned and operated by Mr. Iacovangelo and the Town Of Greece was signed 11th day of May 2010.

States in section 7 of this agreement that,

" No licensed or unlicensed standard and/or recreational vehicals, mobile homes, camper ( pop-up,5th wheel, travel trailer or otherwise), commercial vehicals, step vans, BOATS, storage trailers shall be left in the driveway of any yard. All such vehicals may be stored in the garage. "

This document and it rules do not apply if you have worked for Faber homes, recently purchased a Faber home, and live in Regency Park. I am very sure that this document was given to each owner from Faber including former employees.

Then on the other hand it is not the responsibility of Forest Creek Equity, Faber, Gallo and Iacovangelo to be responsible for the actions of former employees or the Regency homeowners.

This matter will be brought to the Town of Greece code compliance team.

While talking to them I will also be bringing up non agreed upon fencing, over grown unsold lots that are so over grown with weeds and grass.

So if you intend on purchasing a lot and home in the Regency Park Subdivision make sure you receive the " Covenants and Restrictions for Regency Park Subdivision"

Understand the restrictions and guidelines before you make that commitment to purchase.

Until people can look at their own actions and behavior they shouldn’t be criticizing others.

Kameko Bpy

Thank you for appreciating the value of the track restrictions which were filed and placed to preserve the aesthetic beauty of the neighborhood. These restrictions are very specific and were created with the Town of Greece requirements for location of sheds, buildable areas for future expansion, etc.

The restrictions were designed to live beyond the development and build of the community.

They are another system of rules designed for neighbor reinforcement well beyond the point of when the builder transfers a new home to a buyer.

Paragraph 15 of the track restrictions explains the rights of enforcement by those homeowners wishing to preserve the aesthetic beauty of their neighborhood. If you have any additional questions, please contact Newhomes@fabergroup.com or 585-889-4840.

Speak to the neighbors before you buy, I wished I had.

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

Aweful experience since day one. The employees outright lie to you.

I have spoken to many of my neighbors and not a one has anything go to say about there Faber experience. The basement floors crack, because they build the houses and let them sit for weeks before having the electric turn on. So without electric, the pump doesn't work and the rain water backfills through the pipes. One neighbor, bought her house in October of 2014 and has replaced the roof down to the particle board, because it leaked.

The egrees window has leaked in many of these houses. Mine did on three separate rain storms. Months have gone by and they still haven't come to fix it as promised. I have actually fixed it by adding drain tiles and soil.

There warranty department and customer service is useless. If you can get them to your place to "fix" a problem. It means that they will patch the problem not "fix" it. My brand new house had nicks and cracks on the cabinets.

They came to "fix" them, they ending up adding molding to cover the nicks and cracks. My lawn looks aweful. It says in the contract that you are suppose to water the lawn after they install it. The problem is that they installed it in early July and I closed the end of July.

It didn't rain in July, so it didn't get watered. I have seeded it and fertilized it and it still looks aweful. Faber says it my problem. These are just a few of the problems that I have had, There are many more.

I bought a new house because I didn't want to have to spend the time fixing my old house.

Now I am fixing a new house. In hindsight, I wished I never bought this house.

That's not exactly true, I have taken care of the problem. As I said above, my neighbor has replaced her roof because of the materials Faber uses and the response or lack of from Faber.

The homes are junk!

The Employees are ***-holes!

The Contractors are low paid scums!

Save yourself 10 years of headaches, read the complaints, talk to the neighbors, walk through a couple homes during and after construction, have a lawyer read the Faber contract, call the local building department and they'll recommend a Builder with "integrity"

In review of December closings in both 2015 and 2014, we cannot locate a single homeowner with this list of complaints, or anything close to them.

Due to the inflammatory nature of this post, we can only assume it is a personal vendetta against an associate who, in fact, does not have a hand in any warranty or service related issues.

As with any homeowner, we are more than willing to discuss legitimate issues in regards to your home.

If you would like these issues reviewed, we ask that you contact warrantyservice@fabergroup.com. Otherwise, we politely ask that you refrain from posting untruthful claims about our business, or libel regarding our associates.

Kameko Bpy

First, for safety reasons, we must insist that no one walk through any home under construction unless accompanied by a Faber Homes employee. If anyone would like an opportunity to do this, or speak with neighbors, we also encourage this and would be happy to set up arrangements.

However, we will not entertain inflammatory comments regarding our employees. We will remain available at Newhomes@fabergroup.com or 585-889-4840 if you would like to discuss matters related to your home.”

Faber Homes - Could be better, could be worse...

I built with another home builder in 2005 and then "upgraded" to another new home in 2013, this time by Faber. There were definitely bumps in the road BOTH times.

No matter who you chose to build your house, YOU WILL HAVE ISSUES!!!! It is inherent in the process. I refused to build with Ryan because 2 friends built with them (in different subdivisions) and had issues - 1 had leaky roof and basement water problems, the other has sewer backup issues and they both were at their wits end getting the problems resolved. Another friend built with Gerber Homes - they have issues with poorly fitting windows and doors.

I had to take Faber to task a few times on some issues during construction and during the warranty period. But I had to do the same with my last builder, so for me it wasn't much of a shock because I knew what to expect and how to deal with it. Overall, my house is solid and I haven't had any major problems with the big stuff (roof, plumbing, foundation, electrical). We do have nail pops there are minor issues that can be fixed down the line.

Honestly, I would consider building with them again if I was looking for another new house down the line. The problem is the people equate "brand new" house with "flawless" house. This assumption will leave you disappointed and upset - you house will not be flawless. Worry about the big stuff not the nail pops!

If the big stuff is fine, you can always fix the small stuff. And the best advice I could give you is read the Faber Warranty book cover to cover. If you don't understand what is in there, you WILL be disappointed.

Also, make sure to go over your house with a fine tooth comb at pre-closing and the 6 and 12 month warranties - find every little issue and have them address it. Because, once 12 months have passed you will be on your own.

Thank you for your very thorough review, we appreciate your sincerity, and we are proud to have been your home builder. You are right, building a new home is not always flawless, and small issues like nail pops can be common.

Faber Homes takes pride in building quality homes, and our Warranty Service Department does a great job addressing issues at the 6-month and 12-month walk-through's.

We also encourage reading our Warranty Manual, and anyone interested in doing so can find it on our website at http://www.faberhomes.com/Home-Buyers-Toolkit/Warranty-Info.cfm. I don't understand the problems others are having... Our house is great!

We built our home in 2009. I felt compelled to write today because the only things I ever hear on our neighborhood FB page are complaints, and honestly, I have very few complaints about our experience with Faber and our home.

We came from a 1930s house, so while I miss the old house charm, our new house is solid. While building, we weren't happy that we had to pay for the upgrade to architectural shingles, because that is the standard currently, but it was well worth the upgrade since most people with the 3 tab shingles aren't happy. Our roof is perfect.

Many people complain about nail pops. We didn't have enough to even warrant our 12 month inspection.

Our basement has never had a drop of water. We paid to upgrade our kitchen cabinets and it was well worth it. The ~$3600 we paid in cabinet and counter upgrades would have cost us $10,000+ to do on our own if we had decided NOT to upgrade and do it later.

The flooring selection could have been better for the base options, but again, we chose to stay with what was included because we had a toddler and a dog. And honestly, 6.5 years later, we still have the same flooring and it's really holding up decently.

Our only regret looking back now, which we can't change, is not going with 9 ft ceilings. It wasn't something that we even thought of at the time. We also wish our driveway were a bit flatter, but that's if I'm really looking for something to fix here...

Our family is very happy with the house that Faber built for us. It's not a luxury home, but we also didn't pay for a luxury home. We paid for an average 3 bedroom, 2.5 bath house in a neighborhood with sidewalks. That's what we got.

Built my home 2 years ago. Have numerous problems from main entry door not installed properly, leaky poor quality windows, squeaky floors, roof nails loosening and actually laying on top of shingles, poor grading etc.

The sales person was no help, along with the general manager, once they sell you the home they are not interested in your concerns. The other issue with this company is that they are slow in following up with poor workmanship, keep putting you off and hope that you tire of being put off and you "GO AWAY".

Interesting "review". I built a Faber home recently and did not have this experience.

I built my home within my set budget including paying for Claridge upgrades and I couldn't be more satisfied with my dream home and the community I live in.

My neighbors also agree. Buyers do your homework and meet with a sales person, you might ge suprised how wrong these "reviews" (if that's what you want to call them) are.

Faber homes are cheap for a reason, so if you wish to life in junk with no chance of selling it later than Faber is for you. i dont wish to be treated poorly only to life in a problematic piece of ***.

I personally work hard for my money and cant stand nasty people.

Don't be fooled, the site foreman is a drug addict, the Contractors are unethical and if you chose an upgrade with Claridge it'll be the biggest *** "f" of your life. There's so many better builders out there.

Shop around, get references, call the building department and most importantly read Faber's contract, its not in your favor.

Cons:
  • Dealing with faber
Reason of review:
Poor customer service

Preferred solution: I wish for Faber to close their doors and stop screwing their employees and customers. I also think Anna should pull the stick out of her fat ***

Faber Homes Review from Springville, New York

I've lived in this piece of *** for over a year now and it's my fault. All I saw was a low price, should have remembered you get what you pay for. The warranty dept won't return my calls and now I'm stuck with a mortgage for junk.
